MDG can provide Property Condition Surveys (PCAs) for commercial real estate transactions and bank re-financing's.  The services generally consist of observing the physical condition of the subject property, observing systems and components, and identifying material physical deficiencies and unusual features or inadequacies observed or reported by conducting specific or representative observations, as appropriate. A reserve replacement schedule of the next 10 years will also be provided which outlines immediate and reserve costs. 

As needed for a specific property, MDG will include observation and review of the following components:

Civil/Site Amenities and Pavement and Drainage Systems

  • MDG will assess the overall condition of the pavement and note significant defects commonly found in pavements;
  • MDG will assess the condition of repairs, if any have been made;
  • MDG will observe the pavement drainage, overall site drainage, sidewalks, landscaping and site lighting.

Structural Frame and Building Envelope

  • MDG will perform a walk-through assessment of the facility to locate visible defects that indicate significant foundation, structural, or exterior wall/window problems;
  • MDG will visually identify distress to building materials and evidence of significant water leaks in the window/wall system.

Roofing

  • MDG will observe the exposed roof surfaces, to assess the general condition of the roofing including flashing, penetration, and expansion joint details;
  • MDG will observe the underside of the roof deck or the associated ceilings for evidence of significant water leakage;
  • MDG will provide our opinion of the remaining economic service life of the roofing, based on these observations.

Interior Elements

  • MDG will describe the typical common areas and building standard finishes, including flooring, ceilings, walls, appliances, etc. to assess the interior elements for obvious visual signs of physical distress.

Limited Mechanical, Electrical, Plumbing and Fire Protection

  • MDG will perform a walk‑through assessment of the facility to observe the age and operating condition of the mechanical, electrical, plumbing and fire protection systems;
  • MDG will use our observations to anticipate replacements and/or major repairs that may be necessary, based on the operating condition and age of the equipment. This portion of the assessment specifically does not include dismantling electrical panels, switchgear, and other operating equipment to determine its present condition.

Limited Americans with Disabilities Act (ADA) Compliance Review

  • MDG will perform a limited review of applicable requirements for existing facilities as stated in Title III of the Americans with Disabilities Act (ADA) and compare them to the observed conditions.

Opinions of Cost

  • MDG will present repair items in two categories: Immediate Repairs and Future Repairs; (Items can be categorized in other ways, if required.)
  • Immediate Repairs include repairs or replacements, in excess of normal maintenance, which are currently needed within one year to restore a building component to satisfactory condition, and which would likely be performed by outside contractors rather than maintenance staff due to large quantity of defects or specialized capability required. These repair items are expected to cost a minimum of $1,000.
  • Future Repairs include items anticipated to become repairs within the next one to ten years valued above $5,000. Future Repairs can be included due to conditions currently observed, and/or due to the typical economic service lives of the materials or equipment used.
